How do I book a villa?

Simply use the availability checker on any villa page to see if your dates are available and get a price estimate. Then submit your reservation request and our team will confirm within 24 hours. You can also contact us directly by phone, email, or WhatsApp.

What is the check-in and check-out time?

Standard check-in is from 3 PM and check-out is by 11 AM. Early check-in or late check-out may be arranged subject to availability — please contact our concierge team.

What payment methods do you accept?

We accept bank transfers and credit cards. For T1/T2 season bookings, a 30% deposit is due at reservation and the balance 30 days before arrival. For T3/T4 (high and peak season), 100% payment is required at reservation.

What is your cancellation policy?

For T1/T2/T3 seasons: cancellation more than 60 days before arrival — 30% penalty; 30-60 days — 50% penalty; less than 30 days — 100% penalty. For peak season (T4): 60+ days — 50%; less than 60 days — 100%.

Is a security deposit required?

Yes. A security deposit of €1,000 (Studios and Villa Alba) or €3,000 (Villas Rosa, Cali, Amor and Kaye) is required. This is returned within 5 business days after check-out, provided no damage has occurred.

What is included in the villa rental?

All rentals include: linen and towels, welcome pack on arrival, WiFi, air conditioning, pool maintenance, and 24/7 concierge support. Cleaning can be arranged at an additional cost (5% of the total stay).

Can I rent a car through Sweet Hill?

Yes. We offer three vehicles for rent: Kia Picanto, Suzuki Jimny, and VW T-ROC Cabriolet, delivered directly to your villa. Rates vary by season. A valid driving licence and minimum age of 21 apply.

Is there a private chef service available?

Absolutely. Our concierge team can arrange a private chef for breakfast, dinner, or full-day catering. The chef will shop at the local market and prepare meals in your villa's kitchen.

How do I get to Saint-Barth?

Saint-Barth is reached by short flight (12 minutes) from St Maarten/Sint Maarten, or by ferry (approximately 75 minutes) from St Maarten. We can arrange all transfers. The local airport, Gustaf III, only accepts small propeller aircraft.

Can Villa Kaye accommodate more than 6 guests?

Villa Kaye has a unique modular configuration. With the two connected studios (Bali and Pina), it can accommodate up to 10 guests. Please contact us to discuss the best configuration for your group.

What is the minimum stay?

Minimum stays vary by season: 4 nights (low season T1), 6 nights (mid/high season T2/T3), and 7 nights (peak season T4 — Christmas/New Year).

Are pets allowed?

We love animals, but unfortunately pets are not permitted in our villas. Please contact us if you have any questions — we may be able to recommend local pet services.
